Electrical services in Dubai cover wiring, lighting, socket installation, and fault diagnosis, and all electrical work in the emirate is regulated by DEWA, the Dubai Electricity and Water Authority. Minor repairs — replacing a socket or a switch — do not require DEWA approval, but major work including new circuits, panel upgrades, and full rewiring does, and must be carried out by a licensed, DEWA-compliant electrician. DIY electrical work in Dubai is not just risky, it is illegal, and can void insurance coverage in the event of fire or damage.
Older buildings are a particular concern. Many properties built before 2010 were wired for a single AC unit and basic lighting, and simply cannot handle the load of multiple split units, a home office, and modern kitchen appliances running simultaneously. This is one of the most common reasons for tripping breakers, overheating outlets, and flickering lights in older Dubai apartments and villas, and it is a load-capacity issue, not a minor fault that a socket swap will fix.
Earth Leakage Circuit Breakers (ELCBs) and Residual Current Devices (RCDs) are mandatory protective devices under DEWA regulations, designed to cut power automatically when they detect current leakage — a critical safety feature in Dubai’s humidity, where moisture-related electrical faults are more common than in drier climates. These devices need periodic testing and calibration to function correctly, since dust, corrosion, and age can render them ineffective without any visible warning sign.
